Why does it cost so much?
Services are never free. I get & understand that owning an investment property can be expensive. But I challenge that notion. You get what you pay for (not just in a monetary manner).
When you have a rent ready vacant unit, what are you doing to vet your prospects? Are you relying on just a pulse (I STILL shake my head at how many owners do this!!). Are you taking the 1st person who literally has cash in hand? Does a prospect want to pay rent now at move in but wants to pay off the sec dep over time? Do you get prospects who have paid so much in application fees but can't seem to get approved?
If you're not vetting tenants properly, don't then complain that they become late payers soon after move in; or that they need to be evicted long before their lease expires. When you do get possession of the unit after an eviction of a tenant not properly vetted, don't then complain the cost involved to turn the unit is as high as it is and the length of time to turn the unit is as long as it is.
When you have a vacant unit, I'm a big proponent of keeping it simple. But simple does NOT mean cheap. I refuse to put my name to something that is sub par. You can still make units look good with simplicity; high end materials aren't required.
Our experience has been 100% of the time that if you put forth the effort to provide a solid full complete presentation of the unit, you GREATLY minimize your maintenance calls later on, saving you money and headaches. AND, there is money savings by doing it upfront because you're working on the unit as it is already, so there's inherently an efficiency of time vs doing it after the fact when the labor rate of doing a 1 off is much higher.
Often we get asked to offer discounts and or price reductions. For us, the efficiency of scale is when we're working with 12 or more units (not necessarily all in the same building). All of our services qualify for the discounts on an owner portfolio of 12 or more units even if all 12+ units aren't needing the same service at the same time.
