Sec 8 annual inspections

I'm not a big fan of Section 8.  That, in & of itself, is a topic for another time. That said.  Once you have a sec 8 tenant, annual inspections "should" go smoothly, perhaps a few minor maintenance items. If you're a property owner going out of their way to explicitly keep costs down.  If 1 of the ways to do so is to NOT do the sec 8 annual inspections work.  You are beyond foolish. In a building I used to manage, of the 34 units, about 1/3 were sec 8.  She was SO short sighted that she did not want to spend the money on the repairs in the short term that all 3 sec 8 inspections for each unit failed resulting in CMHA terminating those contracts.  Full disclosure, it wasn't even like all the inspections were scheduled at the same time.  This happened over the course of about 9 months. There were other issues in the building including about 1/3 of the units were vacant and needing much TLC to make them habitable (many needing $3k of work plus floori...

(City of) Cleveland AirBNBs face proposed regulations

2 City of Cleveland councilmen have proposed new legislation affecting AirBNB's located within city limits.  The article I read (linked below) does not specify a timeline. BUT...it has some "similar" aspects to the new Cleveland Resident 1st Initiative passed back in Feb, 2024. Investment shortcuts (financial & repairs / maint)

I know this segment is blunt and to the point.  I also know I'm preaching to the choir.  I speak as a property investor myself. A true story.  (and I cringe) An investor was getting his property lead safe compliant for the city of Cleveland; great! BUT...the owner didn't want to buy all the brand new windows needed to be in compliance.  So, the LBP assessor said to just screw shut and seal the windows not being replaced  This is a massive building code violation.  Sure enough, the Section 8 inspection FAILED. Shame on the LBP assessor for making the suggestion. Shame on the owner for requesting his contractor do work against code. More importantly, shame on the contractor for agreeing to do the work.   There are  wwaayy too many home owners needing work to code that why would you have this as a representation of what you do? USPS Stamp Out Hunger

Every year the 2nd Saturday of May, USPS sponsors a food drive. This year, it falls on Sat May 11.  The premise is to leave non perishable food items next to your mail box and your letter carrier will pick it up. The great news is local food stays local.  So if there is a food pantry in your community, it's likely the food will go straight there rather than a central location. If you're reading this AFTER May 11th, I encourage you to donate to a local food pantry.  OR, see if your local church has a pantry for those in need.
