Spring Time Special: new updated management fee structure

Our rate structure has changed...for the better!  These are NOT teaser rates...nor are they short term rates.  We will honor these rates as long as you are under contract with us. 


Tier 1 (regardless of portfolio size)

·       12% flat management fee

·       No fees for:

o   Posting a 3 day (eviction) notice

o   1st & or 2nd cause eviction hearing (initial, status hearing, continuations)

o   Renewals

o   Walkthrus, 3rd party access requiring less than 2 hours time (flat rate of $50 for anything 2 hours or more)

o   Admin costs related to obtaining 3rd party quotes, building, occupancy, & utility permits

o   Any property visit outside the scope of leasing vacants and maintenance


 

Tier 2 (1-12 units in portfolio)

·       8% flat management fee

·       Fees:

o   $50 flat fee to post a 3 day (eviction) notice

o   $50/hr for 1st & or 2nd cause eviction hearing (initial, status hearing, continuations)

o   $15 for each renewal

o   $50/hr for Walkthrus, 3rd party access

o   $50/hr billable in 15 min increments for admin costs related to obtaining 3rd party quotes, building, occupancy, & utility permits

o   $50/hr for any property visit outside the scope of leasing vacants and maintenance


 

Tier 3 (13+ units in portfolio)

·       6% flat management fee

·       Fees:

o   $25 flat fee to post a 3 day (eviction) notice

o   $25/hr for 1st & or 2nd cause eviction hearing (initial, status hearing, continuations)

o   $5 for each renewal

o   $25/hr for Walkthrus, 3rd party access

o   $25/hr billable in 15 min increments for admin costs related to obtaining 3rd party quotes, building, occupancy, & utility permits

o   $25/hr for any property visit outside the scope of leasing vacants and maintenance


 

For all Tiers:

·       No on-boarding fee

·       No termination fee

·       Lease up fee (advertise, show, vet prospects, sign lease & collect initial funds):  1st full month rent

·       In House maintenance costs

o   $40/hr

o   No mark up on materials
