St Patrick's Day Festivities in the Cleveland area (2023)

Irish or not, who turns down an opportunity to celebrate, right? There are several activities / opportunities to celebrate St Patrick's Day in the greater Cleveland area.  Here is a list: https://www.cleveland.com/entertainment/2023/03/st-patricks-day-2023-northeast-ohios-guide-to-the-best-holiday-events-irish-music-food-more.html Karen Bostwick, Broker D & K Property Management Services (440) 590-5925 KarenMBostwick@yahoo.co m https://dkpropertymgmtsvcs.blogspot.com/

Rental / Eviction related pay to stay ordinances

Cleveland city council last summer passed a "pay to stay" policy.  https://mayor.clevelandohio.gov/news/pay-stay-ordinance-offers-clevelanders-protection-eviction The city of Lakewood is considering similar legislation.   https://www.cleveland.com/community/2023/01/lakewood-city-council-ponders-permanent-rental-rights-ordinance-regarding-evictions.html Tenants who fall behind in rental payments are subject to eviction.  A "pay to stay" policy is a way to allow tenants in these circumstances to bring their rent current to avoid an eviction. As property managers, even before the passage of Cleveland's policy, our 1st knee jerk reaction is to NOT always press for an eviction.  We look at the circumstances on a case by case basis.  Is the tenant who's late promising to pay mid month but doesn't and then they fall of the face of the earth avoiding your calls & text messages?  Is this a problem with a tenant paying later & later each month?...

Cleveland Hts Lead Based Paint Certification

Many investors and real estate agents are aware of the lead based paint certifications in the City of Cleveland. Cleveland Hts recently (Oct, 2022) passed legislation for its own lead based paint certification.  I don't have much info yet with respect to how it will be rolled out other than it takes effect July 1, 2023. info: https://www.akronclevelandrealtors.com/blogs/kelli-moss1/2022/10/25/cleveland-heights-passes-lead-safe-ordinance ordinance: https://www.clevelandheights.gov/DocumentCenter/View/9416/Ordinance-78-2021-First-Reading?bidId=#:~:text=It%20is%20the%20policy%20of,controlling%20lead%2Dbased%20paint%20hazards D & K Property Management Services Karen Bostwick (440) 590-5925 KarenMBostwick@yahoo.com https://dkpropertymgmtsvcs.blogspot.com/ Broker License 2018002999

AirBNB's in the greater Cleveland area

It's always the case where a few ruin it for the rest of the responsible folks. Over the last few years, there's been stories of the AirBNB's where parties got out of hand.  Or the tenants trashed the place while they were staying there. I don't have a lot of articles to share as of the initial post of this blog.  I'll add them under my signature as I see articles as it relates to the Greater Cleveland (and even Akron) areas. And unfortunately, I believe property owners are being penalized in the process. There is talk of adding more restrictions to the restrictions already on the books. https://fox8.com/news/wild-neighborhood-party-raises-concerns-over-vacation-rental-homes-in-cleveland/ As a management company, we do not manage AirBNB's.  Though there is someone I know who does, should you need an expert in that area. 40 Days, 40 Items

Different Christian traditions occur during the time leading up to Easter.   Whether you formally celebrate Lent or not, I challenge you to join me in this endeavor of going through your things to see what belongings of yours you can donate.   Something I suggested during Advent can also apply here…leave a bag by the door closest to your garage, fill it daily with things you no longer need or use.   It doesn’t have to be food, though clearing out a food pantry is certainly an option.   Do you have clothes you haven’t worn in the last year?   It doesn’t have to be just donations either.   Do you have clutter that has been sitting collecting dust?   Do you have a pile of things that need to be sorted out? Old magazines you haven’t yet read?   Sometimes this can be done in the evening as you’re watching TV.   Can’t go out due to the weather?   That’s another great opportunity to spend time even going through just a few things. As an investor, are you unhappy with your current property management service?   Are you receiving the communication you expect?   Do you know your financial position…or are the financials you receive confusing? Are you wondering if there are other better opportunities out there to better serve your needs?   Not sure when is a good time to make a move to new management?  Feel free to call, text, or email me for a casual conversation about how we can better manage your properties.     If you are a licensed real estate agent:  REGARDING the buy and sell of properties.  We work WITH other licensed real estate agents...who keep the buy and sell transactions.  Every.  Single.  Transaction.  Guaranteed.     Karen B...
